  • chevron_rightHow do I find out which MUD district I live in within Cross Creek Ranch?
    Your MUD (Municipal Utility District) is usually listed on your closing documents or your water bill. You can also contact the Welcome Center for help identifying your MUD, or visit www.mdswater.com to search by address.
  • chevron_rightIs internet or cable provided by the HOA?
    No, internet and cable services are not included in HOA dues. Residents may choose from several providers available in the area, such as Xfinity, AT&T Fiber, or Consolidated Communications, depending on your exact location in the community.
  • chevron_rightIs there heavy trash or bulk item pickup available?
    Yes, most areas within Cross Creek Ranch have a designated bulk trash day once per month. Items like furniture, mattresses, and yard debris can be placed at the curb. Appliances containing Freon must be professionally drained and tagged.

  • chevron_rightWho do I contact for street flooding or storm drain issues?
    Issues with storm drains or street flooding should be reported to your MUD’s utility operator, especially during heavy rain events. They are responsible for maintaining stormwater drainage systems within the community.
  • chevron_rightWho do I contact if our street lights are out or damaged?
    CenterPoint Energy maintains the street lights throughout our electric service area.  Click here for information about reporting a street light outage - to complete this form you will need the pole number(s) of the non-functioning light(s).
     
    If you need to report a power outage please call 713-207-2222 or 800-332-7143, or view the Outage Tracker for current electric outage information.
  • chevron_rightWho is responsible for trash and recycling pickup?
    Cross Creek Ranch and West trash service are provided by GFL Environmental - Inc. (281) 368 8397 and contracted through the City of Fulshear.
     
    Collection services are provided every Wednesday between 7:00 AM and 5:00 PM. All garbage must be placed on the curb by 7:00 AM to guarantee pick up. The carts provided by GFL are the only approved carts for the automated collection services. Unapproved carts will not be serviced. Additional carts are available through GFL at a rate of $95.00; this is billed in full each calendar year. Please contact GFL directly for an additional cart.
  • chevron_rightWho provides electricity to the community?
    Texas is a deregulated electricity market, so residents can choose from a variety of electricity providers. You can shop for plans at www.powertochoose.org and compare rates. The local transmission company for outages and infrastructure is typically CenterPoint Energy.
  • chevron_rightWho provides water and sewer services in Cross Creek Ranch?
    Most of Cross Creek Ranch is served by Municipal Utility Districts (MUDs), including Fort Bend MUDs 151, 152, and others. You can find your specific MUD by checking your water bill or contacting the HOA office. Services are typically billed monthly and include water, sewer, and sometimes trash.

  • chevron_right Can I lease my home to tenants?
    Long-term leases are allowed, but you must provide a copy of the lease to the HOA. Tenants are subject to the same community guidelines and must register for amenity access separately through the HOA office.
  • chevron_right How can I pay my HOA assessments?
    HOA assessments can be paid online via the resident portal, by mail, or in person at the HOA office. Online payments can be made via credit card or eCheck.
  • chevron_rightAre there different neighborhoods or sections within Cross Creek Ranch?
    Yes, Cross Creek Ranch is made up of several unique neighborhoods and builder sections, including gated communities and active adult areas like Bonterra at Cross Creek Ranch. Each section may have its own guidelines, but all fall under the master-planned community.
  • chevron_rightCan I fish in the lakes or ponds?
    Yes, many lakes in Cross Creek Ranch are stocked for catch-and-release fishing only. Please respect the environment and dispose of fishing lines or trash properly. No boats or watercraft are allowed in the lakes.
  • chevron_rightHow are common areas maintained?
    Landscaping, parks, trails, ponds, and other shared spaces are maintained by contractors under the direction of the HOA. If you notice maintenance issues like broken sprinklers, damaged equipment, or overflowing trash cans, please report them to the HOA office.
  • chevron_rightHow can I request amenity access?
    To request access to Cross Creek Ranch amenities such as the pools, fitness center, or clubhouse, residents must complete the Amenity Access Form, which can be found under the amenities tab. Once the form is submitted, the Community Association team will process your request and issue your key fob or access credentials.
     
    You’ll need to be a new/current resident in good standing, and proof of residency may be required. For any questions or to check the status of your request, you can contact the Association Office at 281-344-9882 or email CrossCreekRanchTX@ccmcnet.com.
  • chevron_rightI got a new phone and lost access to the CONEKT app, what do I need to do?
    If you've lost access to the Conekt app due to getting a new phone, you'll need to obtain a new mobile credential, as Conekt credentials are securely linked to a single device and cannot be transferred. There is also a $30 charge associated with getting a new code.
     
    Steps to Regain Access:
    Contact Your Community Manager or HOA:
    Reach out to the Cross Creek Ranch Community Association to request a new Conekt mobile credential.​

    Download the Conekt App:
    Install the Conekt Wallet App from the App Store or Google Play on your new device.​

    Enroll Your New Device:
    Open the app and follow the enrollment process, which includes entering your phone number or email and verifying it with a 6-digit token sent to you. 

    Activate Your New Credential:
    Once you receive your new credential (typically via email), open the Conekt app, tap the "+" button, and enter the code to activate it. 
     
    Important Notes:
    If your previous phone was lost or stolen, inform your HOA immediately so they can deactivate the old credential to maintain security.​

    Keep your new credential information secure, as it cannot be reissued or transferred to another device.
     
  • chevron_rightIs there a school district that serves Cross Creek Ranch?
     Yes, Cross Creek Ranch is served by both Lamar Consolidated ISD and Katy ISD, depending on your address. Schools in or near the community include James Randolph Elementary, Campbell Elementary, and Fulshear High School. Visit your district’s website to confirm zoning.
  • chevron_rightWhen are HOA Board meetings held and can residents attend?
    Residents are welcome to attend HOA Board meetings. Meetings are typically held quarterly, and dates are announced in advance via the resident portal and email newsletters.

    The Cross Creek Ranch Community Association office is located at 6450 Cross Creek Bend Lane, Fulshear, TX 77441. Office hours are Monday–Friday, 8:00 AM – 5:00 PM, excluding holidays. You can reach the team at 281-344-9882 or by email at CrossCreekRanchTX@ccmcnet.com.

Home Modification Information
  • chevron_rightHow do I submit a request for home modifications?
    Homeowners must submit a modification request form to the Design Review Committee for approval before making any exterior changes. Forms and guidelines are available in the Document Library.
  • chevron_rightThis is my home, why do I need to ask permission to improve my home?
    Cross Creek Ranch and West are a deed-restricted community, and the governing documents mandate that each resident maintain their property in accordance with these guidelines for the benefit of all residents. The Architectural Review Committee (ARC) is comprised of volunteer residents whose purpose is to ensure Cross Creek Ranch standards are upheld and to help preserve property values within the neighborhood.
     
    The Cross Creek Ranch Community Association's efforts are focused on supporting residents in maintaining their property values through consistent deed restriction enforcement. Residents are required to submit a Modification Request Form for any exterior improvements or changes. This includes—but is not limited to—modifications to exterior paint colors, windows, irrigation systems, landscaping, patios, pools, outdoor kitchens, permanent basketball hoops, and play structures.
  • chevron_rightWhen is a home modification application required?
    All modifications, additions or alterations done to the exterior of the home (front yard and back yard) requires approval from the DRC before beginning any construction.
