When a compliance inspection takes place in your community, you may wonder what happens next. Does every issue result in a violation? Who decides what action is taken? Understanding the process can help homeowners know what to expect and why consistency is so important.
 
Step 1: The Inspection

Community inspections are conducted on a regular schedule to identify maintenance concerns or potential violations of the Association's governing documents. Inspectors observe properties from public areas and document items that may require attention, such as landscaping maintenance, exterior home upkeep, or unapproved modifications. It's important to remember that the goal of an inspection is not to issue violations, it is to identify concerns that may need to be addressed.
 
Step 2: Review of Findings

After the inspection, the community standards team reviews each observation. In some cases, additional research is required to determine whether:
  • The issue has already been resolved.
  • An Architectural Review application has been approved.
  • The condition qualifies as a violation under the governing documents.
  • There are circumstances that require additional follow-up.
Step 3: Courtesy Notice or Violation Letter

If a violation is confirmed, the homeowner typically receives a written notice explaining:
  • The specific issue observed.
  • The governing document or rule that applies.
  • The timeframe for correcting the issue.
  • Contact information if the homeowner has questions.
